[Mir’s Business Made Easy] Wall Street Poured Billions Into AI. Why Is It Running the Numbers Again?
Artificial intelligence data centers are in short supply, yet some of the companies planning to build them are struggling to raise capital. It seems contradictory: in a market with enormous demand, investors are becoming increasingly cautious.
That does not mean the AI investment boom has ended. Mergers and acquisitions involving Asian data centers reached $21.3 billion as of October 13, more than double the $10 billion recorded throughout 2025.
At the same time, listing plans involving a real estate investment trust backed by Blackstone's AirTrunk, Nvidia-backed Firmus and SoftBank-backed SB Energy have been postponed or withdrawn.
Is the problem simply a shortage of money? Not necessarily.
According to Reuters on October 15, debt financing for Asian data centers, including syndicated loans and bond issuance, reached $22.3 billion so far this year. Equity fundraising totaled $5.4 billion, down 4.6% from the same period a year earlier.
Capital remains available for AI infrastructure. What has changed is that financial markets are no longer treating every data center business as equally attractive.
The central question is no longer just how large a facility a company can build. Investors increasingly want to know who will pay to use it, how long those payments will continue, whether electricity will be available on schedule, and whether enough money will remain after debt obligations are met.
Why Do Investors Value Similar Data Center Projects Differently?
An AI data center can be compared to a giant logistics warehouse.
Imagine one developer that builds a warehouse after signing a 15-year lease with a major retailer. Another developer constructs a warehouse first, expecting demand for logistics space to surge in the future.
Both are investing in a growing industry. But banks may assess their creditworthiness very differently.
The first developer can estimate future rental income with greater confidence. The second risks carrying construction costs and interest expenses without sufficient revenue if tenants fail to materialize.
AI data centers operate under a similar economic principle.
An operator with long-term contracts from major technology customers and secured electricity supplies has greater visibility into future revenue. A developer relying mainly on anticipated AI demand faces more uncertainty about customer commitments and the timing of operations.
Recent corporate developments illustrate the market's increasing selectivity.
AirTrunk, an Asian data center operator backed by Blackstone, has postponed a related REIT listing but is pursuing a transaction involving its Johor data center in Malaysia at a valuation of approximately $1 billion.
Australia's Firmus, meanwhile, encountered difficulties convincing investors to support a proposed IPO of approximately $5 billion. Reuters reported that questions surrounding roughly $30 billion in debt and ambitious future revenue projections contributed to investor concerns.
These examples do not establish that one company is financially stronger than the other. Their debt structures, customer contracts and underlying assets differ.
They do, however, illustrate a broader change: investors are examining the substance of AI infrastructure businesses rather than relying on the AI label alone.
An operating facility supported by long-term rental income and a speculative development awaiting customers carry fundamentally different risks.
Even in a rapidly expanding AI market, not every data center will become profitable at the same time.
When Will AI Infrastructure Investment Turn Into Cash?
The question investors ultimately care about is when their money will come back.
A conventional property developer invests in construction and gradually recovers the cost through rental income.
AI data centers introduce another layer of complexity. Neocloud operators that purchase GPUs and rent computing capacity to customers must invest not only in buildings but also in expensive semiconductor equipment.
Buildings can remain useful for decades, while GPUs may face more rapid changes in technological competitiveness. Operators must therefore consider the possibility that newer chips will arrive or rental prices for existing equipment will decline before their original investments have been fully recovered.
CoreWeave provides a useful example.
The U.S. company has invested heavily in infrastructure to provide GPU-based AI computing services. According to MarketWatch on October 15, CoreWeave generated $679 million in operating cash flow during the second quarter while recording approximately $9.4 billion in capital expenditures.
The difference was roughly $8.7 billion, meaning capital spending substantially exceeded the cash generated from operating activities during that period.
This does not automatically indicate a loss or an inability to repay debt. Rapidly growing businesses often invest far more than their current cash generation to secure future revenue. It does, however, increase their potential dependence on external financing.
CoreWeave reported approximately $104 billion in contracted revenue backlog as of the end of June. Such commitments provide investors with important visibility into potential future revenue.
But contracted backlog is not the same as cash already received. Revenue must be earned and payments collected over time.
This is the central financial challenge of AI infrastructure.
Companies must spend enormous sums on GPUs and facilities today, while the cash generated from customers may arrive over many years.
In the meantime, they must cover interest payments, electricity expenses, maintenance and additional equipment investment.
Yields on some of CoreWeave's outstanding bonds recently rose above 15%, reflecting market concerns about these risks. That does not mean interest payments on existing fixed-rate bonds immediately increase to the new market yield. The more immediate concern is the cost of future borrowing or refinancing.
Ultimately, the strength of an AI infrastructure business depends not only on how many GPUs it controls, but also on whether those GPUs can generate enough cash to cover investment and financing costs sustainably.
How Could Wall Street's Financing Shift Affect Korean Semiconductor and Power Equipment Suppliers?
Changes in AI data center financing could have important implications for Korean companies.
Building a data center requires much more than semiconductors and servers. Transformers, power distribution equipment, cooling systems and communications networks are also essential.
Samsung Electronics and SK hynix participate in the memory semiconductor supply chain. Hyosung Heavy Industries, HD Hyundai Electric and LS Electric are expanding their power equipment businesses, while LG Electronics is developing data center cooling as a growth opportunity.
For these suppliers, the total value of announced AI infrastructure investment is not the only important measure.
What matters is whether announced projects actually proceed to construction and equipment procurement.
Consider two developers that each announce a major data center investment.
One has signed long-term customer contracts and secured electricity supplies. The other is still negotiating financing and has not confirmed when power will become available.
Even if their announced investment budgets are identical, the timing of actual equipment purchases could differ considerably.
As lenders become more selective, projects with committed customers, reliable power and necessary permits may have a relative advantage in obtaining capital.
That distinction matters for Korean suppliers.
A growing pipeline of announced AI projects does not mean that demand for all related equipment will materialize at the same time. Procurement schedules may be more predictable for projects with customers and financing already secured.
There is not yet sufficient evidence to conclude that recent financial market changes have directly caused order cancellations or revenue declines at Korean companies. Individual project contracts and procurement schedules require further verification.
Nevertheless, the AI industry increasingly demands a different set of questions.
Not simply who is building the largest data center, but who can actually bring it into operation.
Not who owns the most GPUs, but who can consistently generate cash from them.
And not who announces the biggest investment plans, but who can convert those plans into customer commitments and sustainable returns.
The postponement of some data center listings despite strong demand does not necessarily signal the end of the AI boom. It suggests that financial markets are shifting from rewarding growth expectations alone toward examining the economics behind that growth.
In the next phase of AI infrastructure investment, the winners may not be those who spend the most, but those who recover their investments most reliably.
