[미디어펜=편집국]CJ대한통운이 日 다이와하우스가 보유한 베트남 동나이성 롱득 산업단지 물류창고를 인수했다. 기존 시설을 확보해 베트남내 물류 운영 기반을 넓힌 것이다.

20일 베트남 투자전문매체 베트남인베스트먼트리뷰(VIR)의 19일 보도와 ‘CJ대한통운 베트남 명의 공개 게시물을 종합하면, CJ 측은 다이와 창고 인수를 완료했다. 거래에는 부동산 서비스 기업 쿠시먼앤드웨이크필드 베트남이 자문사로 참여했다.

인수 대상은 ‘DPL 베트남 롱득 물류센터’ 물류시설이다. 다이와하우스 공식 자료에 따르면 롱득 산업단지 M4B 부지에 위치하며, 부지면적은 4만3751㎡, 연면적은 2만4143㎡다. 임대 가능한 면적은 2만843㎡로, 부지 전체나 건물 연면적과 구분된다.

CJ 베트남 측은 이번 인수가 현지 물류망과 운영 역량을 확대하기 위한 것이라고 설명했다. 회사 게시물에 따르면 롱득 물류센터는 5개 블록으로 구성된 다중 임차인용 시설이다. 다양한 고객의 보관·물류 운영 수요에 대응할 수 있도록 설계됐다.

이번 거래는 기존 물류창고 자산을 확보한 것으로, 제마뎁과의 합작법인 지분 재편과는 별개다. 베트남에서 물류 운영 기반을 확대하는 과정에서 창고 시설을 추가한 사례다.

다만 해외 기사 게시일과 실제 거래 시점은 구분할 필요가 있다. 회사 측의 인수 완료 게시물은 앞서 공개된 자료로, 이번 거래를 10월에 새로 체결된 인수로 단정하기는 어렵다.

현지 보도는 거래금액이 공개되지 않았다고 전했다. 정확한 계약일과 거래 완료일, 인수 주체의 법인명, 자금조달 방식은 이번에 확인한 공개 자료에 명시되지 않았다.

CJ Logistics has acquired a warehouse from Japan’s Daiwa House in Long Duc Industrial Park, Dong Nai, Vietnam, adding an existing facility to its local logistics network.

Vietnam Investment Review reported the transaction on October 19. A public post under CJ Logistics Việt Nam also confirms completion of the acquisition. Cushman & Wakefield Vietnam advised on the transaction.

The acquired property is DPL Vietnam Long Duc, located at Lot M4B in Long Duc Industrial Park. Daiwa House’s official specifications list a site area of 43,751 square metres and a gross floor area of 24,143 square metres. Its total rentable area is 20,843 square metres, a separate measurement from the land and gross floor areas.

CJ Logistics Việt Nam describes the acquisition as part of its efforts to expand its local logistics network and operating capacity. Its public post identifies Long Duc as a five-block, multi-tenant facility designed to accommodate different customers’ storage and logistics requirements.

The transaction concerns an existing warehouse property and is separate from CJ’s restructuring of its joint ventures with Gemadept. It represents an addition to the company’s logistics infrastructure in Vietnam.

The publication date should not be treated as the acquisition date. The company’s completion announcement appeared earlier, so the transaction cannot be described as a newly signed October acquisition on the evidence available.

Local reporting says the transaction value was not disclosed. The precise signing and closing dates, acquiring legal entity and financing arrangements were not specified in the public materials reviewed.
